How does the “Portfolio Trends” tab calculate metrics?

Usage and Spend
Measurabl calculates usage and spend metrics by totaling up entered data over the evaluation period.

This means the app calculates and displays performance metrics even when data is missing during the evaluation period. For example, if you’re evaluating calendar year 2018 electric usage, you’ll see a total appear for a site even if that site’s only electric meter is missing three months of data during calendar year 2018.

For bills that “hang” over each end of the evaluation period, we “calendarize” the data. For example, if a bill runs from January 16 to February 15, the bill is divided into 31 days of equivalent usage and spend, 16 of those days of usage (and spend) are counted toward January usage while 15 of those days are counted toward February.

Data Coverage

Data Coverage is the total amount of floor area with meter data (for energy, for water, and for waste separately) divided by the total amount of floor area in the portfolio.

Specifically, if a site has a meter assigned to it with at least one month of relevant data (electric, fuel, district, water, or waste) during the evaluation period, that site’s floor area will count toward the Data Coverage. Note: this is calculated differently than data coverage in the app's GRESB report portal.
