Measurabl's Data Quality Report (DQR) is a comprehensive export available to portfolio and subgroup members. This export provides granular data into your portfolio/subgroup including: Relevant Site Profile Information, YOY Property Trends, and Yearly & Monthly Meter Level Totals.
Steps:
- From the left-hand navigation, select Reports
- Click 'Export XLSX' in the Data Quality card.
- Select the performance and comparison period to export > Export.
- Once you open the export, you can explore, filter, and put your data to work. The file includes four tabs:

Portfolio: Key property details for every building in your portfolio, including:
- Group Name
- Company
- Building ID/Custom ID
- Building Source
- Building Name
- Address, City, State/Province, Postal Code, Country
- Primary Type, Secondary Type(s), GRESB Primary Type
- Gross Floor Area (GFA), Gross Leased Area (GLA)
- Year Built, Bought/Sold Dates (Leased/Lease Terminated)
- Current Lifecycle Stage, Lifecycle Events
- ENERGY STAR Score
- Property Managers
- Control, Tenancy
- % Owned, % GLA
- Property Trends: Trends for each utility type, emissions, and occupancy at each property.
- Meters: A high-level overview of all of the meters at each property.
- Monthly: The monthly readings for each meter and property.

Why are the readings in the report different than what is in the meters?
- Usage values on the Monthly tab are calendarized. This means that if your meter readings don't align exactly with the first and last day of a month, the usage is normalized on a daily basis so each calendar month shows a single, consistent total

For example: Say you're billed for 3,194 kWh over a 30-day billing period:
- 3,194 kWh ÷ 30 days = 106.467 kWh per day
- If that billing period runs from January 13 to February 11, January only captures 19 of those 31 days (31 − 12 days before the bill started)
- 106.467 kWh/day × 19 days = 2,022.873 kWh allocated to January 13-31
- To get January's full calendarized usage, you'd repeat this calculation for the prior bill (the one covering December into January) and add its portion for January 1–12 to the 2,022.873 kWh above.

Why are the units in the report the same for each utility type?
- The units of measurement in the Data Quality Report are based off of the preferences set in your user profile. See here on how to change those preferences.

Where can I find waste data?
- Waste data will not show on the 'Monthly' tab. But you can find aggregate waste data on the other tabs at the property and portfolio level.

Do inactive meters and properties appear in the report?
- Inactive meters are included on the report.
- ENERGY STAR 'Link Incomplete' sites are included on the report.
- Sites that were removed, but retained for reporting & analytics, are included on the report.
- Inactive sites are not included on the report.
- ENERGY STAR 'Removed' sites are not included on the report.

Do sites with a sold date appear on the report?
- Yes! Properties with sold dates will still show on the report. However, only data that is between the bought and sold dates will be available in the report.

How is occupancy calculated on the report?
- The occupancy values entered at the site profile level are first converted into monthly values. If data is entered for every month, then this step is done. However, if data was added less frequently, such as annually or quarterly, the months without an occupancy value are assumed to be the same as the last month before it with data (see example below).
- Site A has 2 occupancy values:
- Jan: 60%
- Mar: 40%
- Measurabl calculates this to mean:
- Jan: 60%
- Feb: 60%
- Mar: 40%
- Since February didn’t have a value, it’s assumed that the occupancy was still 60% until March, when it changed to 40%.
- Additionally, any empty months before the first occupancy value (and after the site’s sold date), are backfilled with the first occupancy’s value (see example below).
- For Site A:
- Bought Date: Jan
- Occupancy value: Jun @ 85%, Jul @ 90%
- Measurabl calculates the occupancy like this:
- Jan-May = 85% (backfilling)
- Jun = 85%
- Jul and onwards = 90% (see gap filling explanation above)
- Since the site was purchased in Jan, Jan-May were expected to have occupancy values. It’s assumed the occupancy was also 85% for those months, but first recorded in June.
