What is CRREM?
CRREM (Carbon Risk Real Estate Monitor) is a widely adopted framework that provides decarbonization pathways for real estate assets. It enables property owners, investors, and asset managers to assess whether a building is aligned with long-term climate goals—most notably those set by the Paris Agreement.
At the core of CRREM is the scientifically validated Carbon Risk Evaluation and Emissions Model (CREEM), which calculates energy and carbon intensity thresholds for different property types. These thresholds decline annually, reflecting tightening global standards and expectations for carbon reduction. CRREM is recognized by financial institutions, regulators, and sustainability bodies as a leading approach for evaluating real estate transition risk.
When applied to a building, CRREM allows stakeholders to identify whether that property is on track to remain compliant or at risk of becoming “stranded” in the future.
Understanding Stranded Assets and Stranded Dates
One of the key outputs of CRREM analysis is the stranded date—the year when a building is projected to exceed CRREM’s decarbonization targets. A building is considered stranded once its energy use or carbon emissions per square meter are no longer in line with its benchmark pathway.
Stranded assets face an elevated risk of financial devaluation, tenant turnover, or non-compliance with regulatory or voluntary sustainability standards. Identifying the stranded date allows real estate stakeholders to proactively plan for retrofits, capital improvements, and carbon reduction strategies.
In the Diligence platform, CRREM outputs help prioritize action and focus resources where the risk of stranding is most imminent.
How It Works
When you input a building into the Diligence platform, you are required to provide four key data points: location, property type, gross floor area (GFA), and year built. These inputs allow the platform to generate a full building-level assessment, including CRREM benchmarking.
The property type you enter is automatically mapped to the most relevant CRREM category to enable comparison of your building’s energy and carbon intensity against CRREM decarbonization pathways. This mapping ensures that each building is evaluated within the correct context based on its use type.
If the default mapping does not reflect the actual use of your property, you can manually select a different CRREM property type for more accurate benchmarking. The integration also calculates the stranded date, energy intensity trajectory, and carbon emissions pathway, helping you evaluate transition risk and identify opportunities for performance improvement.
Granular Location Data
CRREM pathways vary by geography and are often tailored to the most specific level available. If CRREM has developed pathways for sub-national regions (such as U.S. states or Canadian provinces), the Diligence platform will use that localized data for enhanced accuracy.
However, if you prefer to benchmark against a broader regional or national pathway, you can easily adjust this setting within the platform using a dropdown menu.
This level of flexibility ensures that your benchmarking reflects both the most accurate data available and your organization’s reporting or planning preferences.
