Maia answers questions about your portfolio's performance, data coverage and trends in plain language. It can show its answers as tables and charts, and produce files you can download.
This article will help you:
- Open Maia and ask your first question
- Work with charts and files
- Find past conversations
- Tell us when an answer is good or poor
- Understand how your conversations are handled
Who can use Maia
Maia is available to Portfolio Managers, Portfolio Members and Portfolio Reviewers. Group and fund managers and members, and Site Managers, will get access soon. Maia isn't available while you're working in a group.
Open Maia
Select Ask Maia at the right end of the top bar, or just above your name at the bottom of the side navigation. When the side navigation is collapsed, select the Maia tile above your profile icon. Maia opens in a panel over the page, and either button closes it again.

Ask a question
Maia's start screen with the question box and three starter cards
1. Type your question in the box, for example Which buildings have the most data gaps this year?
2. Press Enter to send. Use Shift+Enter for a new line.
3. To stop an answer partway, select Stop generating.
On the start screen, the Track performance, Check coverage and Find outliers cards fill in a starter question that you can edit before sending.
Maia's data isn't real time. Maia works from a copy of your Measurabl data that's refreshed regularly, at least once a day, and Maia always shows when it was last refreshed. Check that date before you rely on a number. A reading you add or fix today shows up in Maia after the next refresh. Maia answers about the portfolio you're working in.
Tips for good answers:
- Name the measure and the period: site EUI for 2025, not how are we doing.
- Ask follow-up questions in the same conversation. Maia keeps the context.
- Ask for a table, a chart or a file when you want one.
Charts and files

Tell us how Maia did
Under each answer, select the thumbs-up or thumbs-down icon. For a thumbs-down, you can tick what went wrong and add details, then select Send details. The Measurabl team reviews this feedback.

How your conversations are handled
Your conversations are visible only to you in Navigate. Measurabl may use conversations to improve Maia, and reviews a conversation when you send feedback on it.
Common questions
Should I check Maia's answers? Yes. Maia works mainly from your Measurabl data and can look up public web sources, but it can get things wrong. Confirm important figures in Data Manager before you report them.
Why does Maia say the data is as of an earlier date? Maia works from a copy of your data that's refreshed regularly, at least once a day, so changes you make show up after the next refresh. Maia always shows when the data was last refreshed. The most recent few days can be incomplete while bills and utility data are still arriving.
I don't see Ask Maia. Maia is available to Portfolio Managers, Portfolio Members and Portfolio Reviewers, and not while you're working in a group. Group and fund managers and members, and Site Managers, will get access soon.
Can Maia change my data? No. Maia is read-only. It can look at your data and create files for you to download, but it can't change anything in Navigate.
Can I upload a file or a bill to Maia? No. Maia answers from the data already in Navigate. To add bills, use Bill Upload. See Data Collection and Bill Upload.
Do Excel files include charts? No. Excel files hold the data and a Methodology tab. Ask for a PDF report if you want charts.
Can I share a conversation with a colleague? No. Conversations and their files are private to you. Download the file and share that instead.
Does Maia remember earlier conversations? Within a conversation, yes: you can ask follow-up questions. Maia doesn't carry anything over from one conversation to the next.
Can Maia take me to the gap or outlier it mentions? Not directly. Maia names the building, meter and period, and you can find the issue in Data Health.
Does Maia use information from outside my data? Only when you ask about outside information, such as a regulation. Then it can search the web.
Does Maia only show data I'm allowed to see? Yes. Maia checks your access before every message, and only answers about the portfolio you're working in. If your access to a portfolio is removed, its conversations drop out of your list.
Which languages does Maia support? Maia is designed and tested in English, and Navigate's screens are in English.
